- Attractive lifestyle for residents to live, work and play
OPPORTUNITY LANDSCAPE
Ready to Issue (RTI): fully approved projects with building plans
By Right Zoning: properties that can be developed according to their current zoning designation; architectural and engineering plans have not been submitted to planning and/or building and safety departments
Entitlement: properties with redevelopment potential for a higher-and-better use that requires a comprehensive and discretionary rezoning process

Locations: focused on various submarkets within four regions of Southern California
- Los Angeles MSA
- Orange County
- San Diego County
- Central Coast
Property Size:
- Multifamily: 50 to 300+ units
- Industrial: 5 to 150-acre; 150K to 2M+ sq ft
- Total Project Cost: $35 to $200+ million
