STG Capital Partners is an opportunistic real estate investment and development company focused on multifamily, industrial, and land development across California. We target development opportunities with the potential to develop sustainable and innovative projects that enhance neighborhoods and employment centers. We focus on markets with strong long-term fundamentals driven by a supply/demand imbalance with high barriers to new development. This philosophy helps us discover compelling opportunities in overlooked and under-served secondary markets. Our in-house construction experience and capability enables us to work with our consulting teams to value engineer plans and better control costs and timelines that ultimately lower risk and support project execution. RAND SPERRY | Managing Partner
Mr. Sperry is a nationally recognized and influential leader within the commercial real estate industry and Southern California business community. In 1987, Rand Sperry co-founded Sperry Van Ness International Corporation, a national brokerage organization. Mr. Sperry is the owner of Sperry Equities, LLC, a real estate investment and property management organization that has acquired more than 65 commercial, industrial, and office properties, exceeding $1 billion in value with over 10 million square feet under management and 6 million square feet owned. Mr. Sperry also founded Sperry Commercial Global Affiliates, the nation’s fastest-growing commercial real estate brokerage franchise.
ADAM TANCREDI | Managing Partner
Mr. Tancredi comes from a 70-year-old family legacy of homebuilding and has over 17+ years in the real estate development industry with an emphasis on residential and commercial development. As Managing Partner and Co-founder of STG Capital Partners, Mr. Tancredi provides turnkey solutions across all product types and complex transaction structures. With an active pipeline of over 850 “build for rent” units, 400 apartment units and 8.5 million square feet of industrial space now under development, Mr. Tancredi provides a unique, real-time perspective in this ever-changing market. Mr. Tancredi also serves as President of TANCO, a commercial contracting company started in 1947 by Mr. Tancredi’s late father, Harry Tancredi. Previously, Mr. Tancredi served as VP of Land Acquisitions for Mastercraft Development, also a family-owned residential development company and was responsible for the development of over 25,000 homes and 10,0000 apartments nationwide. Mr. Tancredi was a Division 1 scholarship athlete and graduated from Cal State Fullerton.
RYAN GAHAGAN | Managing Partner
Mr. Gahagan has 19 years of commercial real estate investment and development experience. His depth of experience includes all facets of development, including site selection, contract negotiation, financial and development analysis, design consultation, team management, and project financing. Previously, he was Partner at Arrimus Capital, a real estate private equity firm, where he acquired $320M of student housing assets and successfully entitled over 1,300 multifamily units in Southern California exceeding $100 million in value. Prior to Arrimus, Mr. Gahagan worked for Steadfast REIT Services, Inc. / Crossroads Capital as a senior advisor to the capital markets executive team that raised over $1 billion of equity for the Steadfast multifamily non-traded REITs. Prior to Steadfast, Mr. Gahagan served as an asset manager for MKA Capital Group Advisors, an $800 million debt fund that provided mezzanine loans to real estate developers. In this capacity, he managed a $225 million loan portfolio across 34 projects that required significant active management during the financial crisis. Mr. Gahagan began his career in acquisitions and project management at The Dewey Group, a private real estate development company specializing in mixed-use and brownfield redevelopments in Central and Southern California. Mr. Gahagan received a B.S. in Business Administration from the University of Southern California.
JACK JENSEN | VP of Development
Mr. Jensen has over 50 years of experience with property acquisition, project entitlements, managing project development teams, and construction management for new construction and renovation of residential, retail, commercial, and industrial real estate throughout the United States. His career highlights include: overseeing the complicated entitlement and value engineering of a 32-story, 351-unit condominium tower for Metropolis project in downtown Los Angeles, managing the redevelopment of 20 shopping centers for Macerich REIT, the expansion of the Glendale Galleria in Glendale California that added two department stores and a 130,000 SF office building. Mr. Jensen has also overseen the pre-development and construction of more than 1 million square feet of retail and personally renovated 334 multifamily units across 31 buildings in Indianapolis, Indiana. Mr. Jensen started his career with the Hahn Company as VP of Development where he was responsible for the development of 18 regional shopping centers throughout the United States. Mr. Jensen received a B.S. in Finance from the University of Southern California. Jack is a California-licensed broker and member of ICSC, ULI, and PCB.
RYAN CARGILE | Development Associate
Mr. Cargile has 5 years of commercial real estate investment and development experience. Prior to joining STG, Mr. Cargile was a senior associate at Pacific Premier Bank where he assisted in originating and closing approximately $500MM in construction and bridge debt. Prior, he worked at Ready Capital focused on originating and structuring bridge, CMBS, and Freddie Mac debt across the western United States. Mr. Cargile earned his B.S. in Business Administration from University of Southern California.
BRENDAN RANEY | Development Associate
Mr. Raney has six years of commercial real estate experience with expertise in acquisitions, investment analysis and asset management. Prior to joining STG, Mr. Raney co-founded Prospect Partners, a multifamily investment firm that acquires and manages value add properties in South Florida and Idaho. He started his career with DivcoWest Silicon Valley Investments, a joint venture between DivcoWest and TPG Real Estate, that managed over 52 office and R&D properties valued at more than $1.2 billion. While at DivcoWest, Mr. Raney was a member of the acquisitions team that focused on various asset classes, including office, R&D, life science, and multifamily. Mr. Raney earned his B.S. in Environmental Economics and Policy from the University of California, Berkeley.
